We will meet to discuss your real estate needs and view your property. I will provide to you a free comparative market analysis (CMA) of your property. We will also discuss a suggested listing price of your home, seller costs and estimated net proceeds from the sale.
I will review with you the listing contract, sellers disclosure statement, preliminary title commitment, agency disclosure document, and other disclosures.
You will receive ideas for de-cluttering the property, making any needed repairs and staging the home for maximum buyer appeal.
Your home will then be listed on the Northwest Multiple Listing Service (NWMLS) and be syndicated to over 500 websites worldwide. A photographer will take professional high definition photos of your property. A full scale marketing and advertising program will start to showcase your home to get the most exposure.
Other brokers will bring their buyers to your home by appointment. We will also conduct open houses to the general public and broker opens for real estate professionals.
I will present to you all offers. We can then review them for consideration of acceptance, counteroffer or rejection.
Upon signed offer acceptance, the buyer’s earnest money is deposited into an escrow trust account.
I will coordinate and ensure that the following contingencies have been completed: home inspection, financing, home owners association, preliminary title, appraisal escrow closing services, and any additional terms as agreed to in the purchase and sale agreement.
Typically closings occur approximately 4 weeks from the time of mutual acceptance of the purchase and sale agreement.
